Breed size changes the coop target more than most people expect. A flock of 10 Brahmas needs noticeably more floor than 10 Leghorns.

Mistakes people make at this flock size
The most common one is buying a prefab coop advertised for 10 chickens. Those ratings are usually based on birds standing still, not living there, and a coop sold for 10 birds often has closer to half the 40 sq ft you actually want. Measure the interior floor yourself before you believe the label.
The second is sealing the coop for winter. Ventilation is not the same as a draft: keep 4.2 sq ft of opening above roost height open all year so moisture and ammonia leave the building. Frostbite in a backyard coop is far more often a humidity problem than a cold problem.
The third is under building the run. 10 birds in 100 sq ft is workable if they get out to forage, but a permanently confined flock at that density turns the ground bare fast and picking starts. Hardware cloth, not chicken wire, on every opening, and bury or skirt it a foot out from the base.
